What Is Phase I Environment Site Assessment
The Phase I Environmental Site Assessment is often referred to as the first step in defining whether a business property is at risk of being polluted. It is a type of report that is classically used by sellers or purchasers of the property to either control if it, or the area surrounding it, needs further investigation to determine the eco-friendly liability risks. The potential purchaser will often run a Phase I ESA to prevent the burden of clean-up on a polluted property once it becomes their while the seller may use the investigation to recover the marketability of the property.
